A mandate is a client of your management company — a firm, a couple, a condominium owners' association. Its properties belong to it, and it has its own accounting: its own chart of accounts, balance sheet and closing. If you only manage your own property there is exactly one — you never need to think about it.

1
Under Mandates, create a client: name, type and the number you file them under.💡 The number is suggested sequentially from 100. If your clients already have numbers, enter those — you will find them again the way you are used to.
-
2
Choose the type: renting, condominium or cooperative.
-
3
Assign properties — either when creating a new one or afterwards on the mandates page.💡 When moving, the property's entire accounting moves with it: accounts, entries, collection, dunning. You are asked beforehand and told afterwards how many rows moved.

Pick the mandate at the top left — every tool then works with its properties.
- •The type can no longer be changed once properties are assigned. It determines the chart of accounts and the type of statement — changing it later would produce new statements under different rules than the ones already issued.
- •Owners are people within the mandate, not the mandate itself. A mandate can have two owners — a couple, say, running their properties through separate bank accounts.
- •The people directory is shared. A contractor working for several of your clients is recorded once and assigned many times.
- •Every client at a glance. The mandates page opens with a table: outstanding receivables (for condominiums, the outstanding advances), properties, renovation fund and deposits held — one row per client, sortable by any column. Next to each figure you see what it is made of: how many tenants are in arrears, whether the renovation fund is posted in the ledger (account 2850) and how many deposits lack an IBAN.
- •Switch client without leaving the page. The mandate selector sits in the header of every page — two clicks and all tools work with the new client. In the overview, each row also switches directly (“set active”); the active client is marked.
