A flat changes owner mid-year. Costs, instalments and the tax statement are split by days — the platform does the maths, you only enter the date.
-
1
Open the property and click “change” in the row of the unit concerned. This applies to rental properties and condominiums alike — you do not need a separate tool.
-
2
Choose the new owner and enter the HANDOVER DATE — the day of the land register entry. The previous owner remains liable up to and including that day; the new one from the day after. The platform works out that following day itself; do not enter it by hand.
-
3
After saving, the split appears: who bears which share of the annual instalment, calculated by days (each month 30, the year 360). If the previous owner has overpaid, the amount is refunded TO THEM — it is not credited to the buyer. Open claims also stay with them.
-
4
The split stays retrievable: “Show the split” appears in the owner column. It is recalculated on every click — with today’s figures, not those of back then.
-
5
In the annual statement, “Fill ownership days” completes the days automatically. If the unit belonged to several people, the message says how many rows you need and for which periods.
-
6
Check before confirming: as soon as you enter a handover date, the platform shows the split by days — what the seller carries, what the buyer carries, and whether the sum equals the annual amount. If it does not add up, the change cannot be recorded.
