For the paths you do not walk every day there are assistants. They ask only what is needed and say at each step what it is for. All of them sit on the left in the menu group Assistants, which is open by default.

   🧭 Set up a property guides you page by page through everything a property needs — basic data, units, people, payment, cost groups (condominium or rental). A property always belongs to a mandate; if none fits, it is prefilled in the same step. For rental properties the “Units” step asks whether service charges are billed on account (with a statement and a selectable closing date) or as a flat rate — with a flat rate, cost groups, participation and allocation values are not needed; the amount is entered per unit. You enter new owners or tenants directly in the step “Owners and tenants” with address, phone and e-mail; a double name from the file (“A+B”) is proposed as two people on one contract.

   💡 You can stop at any time: the property cockpit then shows “Setup X of Y — continue assistant”.

   🧑‍💼 Create mandate asks in four steps: type (rental, condominium, cooperative), name and address, bank details (IBAN, QR-IBAN, the bank's customer number), mandate start. The form “Create a mandate” stays available for entering everything at once.

   🧮 Service charge statement opens the tool with the assistant unfolded: it shows which steps are done (period, costs, allocation, advances) and what is still missing.

   💡 Folded, it stays folded until you open it again — unless you arrive via the menu, then it is open.

   📥 AI import reads Excel, CSV and PDF files (rent rolls, bank statements, ImmoTop exports) and creates properties, units and people from them.
